In 2012, the Eika group of companies sold 104 new apartments in Vilnius and signed 31 preliminary housing sales contracts. “Last year, we had only 130 apartments built, so we signed 21% fewer notarial contracts than in 2011. At the same time, more clients are buying apartments in houses that are still under construction, so we signed almost twice as many preliminary housing sales contracts than in 2011,” says Domas Dargis, Development Director of Eika.
 
“Last year, the largest number of apartments were sold in Pilaitė, where more than half of our buyers purchased apartments. Economy-class apartments accounted for a 2% lower share of sales than in 2011,” – calculates Eika market analyst Tomas Žiaugra. The share of sales of middle-class apartments increased from 33 to 39%. In the project “Santariškių namai” located in the vicinity of Verkės Park, 40 apartments were sold during the year. The smallest share of sales was for prestigious-class apartments in the center of Vilnius. These apartments accounted for 3% of apartment sales. According to D. Dargys, the largest influence on the decrease in sales was the small supply. “We feel the interest of customers in luxury apartments in the center of Vilnius, therefore we are actively looking for new plots and hope to supplement the supply with prestigious-class apartments,” – says Eika’s development director.
 
In 2012, the number of buyers who purchased Eika housing using a bank loan decreased by 7%. The share of such buyers last year was about 55%. The remaining part of buyers purchased apartments with their own funds. The average area of ​​an apartment for sale has not changed over the past year and is 55 square meters.
 
In 2013, the Eika group of companies plans to invest LTL 38 million in real estate development in Vilnius, which is 80% more than last year. LTL 20 million will be allocated for the development of residential buildings and a shopping center in Pilaitė, and LTL 18 million is planned for the further development of the settlement in Santariškės.
 
In 2012, EIKA added just over 100 new apartments to its supply in Vilnius, and the same number is planned to be added this year. The company starts 2013 with a supply of 130 apartments, which is 9% less than at the beginning of 2012.
