The offer of small offices in Klaipėda will be supplemented by the Baltic Business Center


The supply of new Class B office space in Klaipėda is expected to grow by about 14 percent this year. This supply will be increased by as much as 2,300 square meters in October by the Baltic Business Center, where about 70 percent of the premises have been reserved before the construction work is completed and 9 companies are planning to settle.

The supply of new Class B office space in Klaipėda is expected to grow by about 14 percent this year. This supply will be increased by as much as 2,300 square meters in October by the Baltic Business Center, where about 70 percent of the premises have been reserved before the construction work is completed and 9 companies are planning to settle.
 
The Baltic Business Center will house furniture retailer UAB Meškos baldai, decoration goods store Neida, railway transport services provider Cis-Cargo, architectural firm A22, UAB Lamberta, and other companies that will start operating in the new business center in a month.
 
Representatives of the Eika group of companies building the business center cite the suitability of the offered premises for the needs of the port city market and flexible terms for purchasing offices as the reasons for the successful sales.
 
“The need for smaller offices has always been felt in the port city. After all, in Klaipėda, even the number of employees of the same company is on average almost five times smaller than in Vilnius. It is natural that businessmen here tend to choose comfortable, high-quality equipped, but smaller offices, up to 100 square meters,” says Viktorija Venclovaitė, Head of the Commercial Projects Department at UAB “Eika”.
 
The demand for such offices has increased especially in difficult times – when companies have reduced the number of employees or have started to save on premises. However, the supply of new small offices in the port city has grown slightly, although, as the experience of the builders of the Baltic Business Center shows, from the very beginning of construction, clients – mainly representatives of small and medium-sized businesses – have been most interested in premises of 30-50 square meters.
 
Another reason for successful sales, according to the specialist, is the flexibility of real estate developers. In order to create more favorable conditions for settling in small offices, Eika not only gave companies the opportunity to buy or rent premises, but also offered a novelty in Lithuania – the purchase of commercial premises. Currently, such an alternative is offered by perhaps the only Baltic Business Center in Klaipėda.
 
“Lithuanians are naturally more inclined to become owners of premises rather than rent them, so leasebacks are a great alternative and a way out in difficult economic times,” says V. Venclovaitė.
 
After signing a lease-purchase agreement, clients pay rent during the lease period, usually about a couple of years, and at the end of it, they can buy out the premises and all the money paid for the rent will be included as an initial deposit for the premises. In this way, after paying in full to the developer, the office becomes the client’s property.
